We stayed one night at this guesthouse, located in a historic building in the heart of San Miniato Alta. After leaving your car in the Fonti alle Fate parking lot, you can conveniently reach the center via an elevator. The property is located not far from the exit, on the second floor of a building on Via dei Conti. Access is via self-check-in, with an electronic keypad at the building entrance and a safe from which you can retrieve your room key on the floor. Pros: Beautiful room with parquet floors, a very comfortable bed and pillows, an additional sofa bed, and basic furnishings that blend well with the room. The finishes and furnishings are pleasant. Large bathroom with shower and toilet, with the unique feature of being visible from the bedroom. Coffee machine and kettle for self-service coffee and herbal teas. Bottled water available for guests. Small fridge (empty, no welcome kit). There is also a TV. Cons: There is no programmable heating, so be aware that, if you're staying in winter like us, you'll find the room cold upon arrival. The only heating source is a fan coil that, like the rest of the electrical system, works by inserting a card into the appropriate slot. This means that if you leave the room, the heating will stop working. The person who assisted me partially solved this problem by providing me with a second set of keys, allowing me to leave the card inserted. The heating in the bathroom is not working. The windows let in quite a bit of noise, the soundproofing isn't the best, and you can hear cars and people passing by on the street below. Breakfast is not included (but this was specified in the booking). Remote assistance: We didn't meet the owners or hosting managers in person; we only had contact via WhatsApp. I report a strong sewer smell at the entrance to the building, once I've crossed the threshold. Tips: - Update the heating system to warm the room before guests arrive, preventing them from finding a freezing cold room. - Provide a voucher for breakfast (optional or included in the price) at one of the cafés in the historic center.
